OTHER RELEVANT MATTERS
In assessing the application, Cook Shire Council had regard to the site being located within the Erosion Prone Area. The application was assessed against the Flood and Other Coastal Hazards Overlay Code to ensure that development does not increase the potential for flood damage on site or to other property and manages impacts on coastal processes. The proposed development was found to meet the overall purpose of the Code to minimise risk to people and property by siting the dwelling as close to the front boundary, and designing the structure with environmental pressures in mind.
REASONS FOR THE DECISION
Cook Shire Council approved in full with conditions the application as it complied with the applicable assessment benchmarks. In particular:
- An assessment was made against the applicable assessment benchmarks and the proposed development demonstrated compliance.
- The proposed development for a Dwelling House will have no adverse impact on the surrounding land uses.
